If the appraisal comes back in under the purchase price, the buyer will negotiate with you to bring the price down to the appraised value.
Sometimes, sellers believe that a cash buyer will pay whatever price if they like the home. Most cash buyers know the value of the properties they are buying and expect to receive a discount because they are paying cash. Most will not pay a premium over the current value unless it is a one of a kind home or a particular view that is unavailable in other homes in the area.
