It is bounded by Irvine Boulevard on the east, Newport Boulevard on the west, 15th Street on the south and Mesa Drive on the north.
Most of the original lots in Eastside Costa Mesa are around 10,000 square feet, a large size lot in Orange County, which allows for space to expand smaller, older homes if desired.
Eastside Costa Mesa is known for wide streets and lovely, mature trees, homes with picket fences and an eclectic mix of different types of homes.

Hi Christine,
I am in the market for a new home, i am a cash buyer and ready to get a deal close within the next month or so. I dont have an agent yet and it looks like you have a lot of experience in the Costa Mesa area. I want to stay in the 600k and below range and have found 2 properties that I really like. One is at the grove mesa del mar – 1036 Palmetto way, costa mesa and the other is 2450 Elden, unit B, Costa mesa. I think they are pretty close in terms of square footage although i really the floor plan at the Grove. However, it is surrounded with a lot of low income apartment complexes which raises some concerns for me. The one on Elden is a bit older and doesnt have a backyard. It is also a shortsale. I really want to get your professional opinion. I only plan to stay at this place for 2 or 3 years. Hope to hear back from you
