Costa Mesa Is Not One Place

Where you live in it changes how you experience it, and that is the part most people moving to Costa Mesa figure out too late.

Living in Costa Mesa

Most people moving to Orange County think they understand Costa Mesa before they arrive. They drive through it on the way to somewhere else and decide it is one thing.

It is sixteen square miles that change character block to block. New construction sits next to homes nobody has touched in decades. South Coast Plaza is here, and so is The LAB Anti-Mall. The Segerstrom Center for the Arts is here. The OC Fair runs every summer and the Fish Fry has been a community tradition for decades. There is surf culture, and there are industrial areas. There are people who have been here for generations and arrivals from everywhere else.

So when somebody asks what Costa Mesa is like, the honest answer is that it depends on where in Costa Mesa you end up.

I grew up in Newport Beach and went to Newport Harbor High School. I have lived in Costa Mesa for more than thirty years and raised my family here. My sister grew up in Newport with me, moved to Texas, and still laughs when I talk about the difference between the Eastside and the Westside. Her position is that you either lived in Newport Beach or you all lived in Costa Mesa, and there is no reason to break it down further.

She is not wrong from the outside. She is missing the part that matters once you live here. Where you are in this city changes your day.

Goat Hill, Lima Beans, and Gospel Swamp

Costa Mesa's origin story is just as unglamorous.

I asked my mother what came to mind when she heard Costa Mesa growing up. She answered without hesitating: Goat Hill. It was a farm town on the bluff above Newport, fields and livestock where the neighborhoods are now. Her words for it were the red-headed stepchild of Newport Beach. Newport was the address. Costa Mesa was where you went to run the errand, and Harbor Boulevard has had car dealerships for as long as she can remember.

There is a bar on Newport Boulevard called the Goat Hill Tavern. It is still there. A lot of us celebrated a twenty-first birthday in it, and most of the people inside have no idea why it carries that name.

A farming family named Segerstrom grew lima beans on this land. Their name is on the Segerstrom Center for the Arts now, and their fields became South Coast Plaza. The marshland at the northern edge of the city had its own name: Gospel Swamp, after the traveling preachers who held tent revivals out in it. It reached down near where South Coast Plaza sits today.

From lima beans and a swamp to one of the highest-grossing shopping centers in the country. Goat Hill did all right for itself.

Costa Mesa Neighborhoods: the Eastside, the Westside, and Mesa Verde

There are more than three neighborhoods here. South Coast Metro, College Park, Halecrest and Mesa del Mar are all their own places. But when somebody is deciding where to buy, they are usually sorting between the Eastside, the Westside, and Mesa Verde.

The Eastside

The Eastside is where Costa Mesa borders Newport Beach. Literally. There are streets where one side of the pavement is Costa Mesa and the other side is Newport Beach, and the price difference across that line is anything but subtle. I have pointed this out to clients standing on Tustin Avenue, and that one moment usually reframes the whole conversation.

The Eastside has changed over the last decade. It has become more walkable, and the Seventeenth Street corridor in particular has become a destination for dining and shopping if you are close enough to walk to it. You are near the Back Bay. You have access to Newport Beach without the Newport Beach address.

For some people that is the best of both worlds. For others it feels like being close but not quite there. Both reactions are reasonable, and which one you have is worth finding out before you buy rather than after.

The Westside

The Westside tells a different story. It is more eclectic and it costs noticeably less than the Eastside. Industrial and manufacturing areas sit alongside the housing, which gives the streets a different feel. Surf and skate culture lives here. Some houses have ocean views and views of the Santa Ana River, and there are larger open areas and parks.

Here is the Westside advantage almost nobody mentions. You can get on the Santa Ana River Trail and ride to the actual beach. Not the Back Bay. Sand, waves, and boardwalk at Huntington State Beach. If coastal access matters more to you than a coastal address, the Westside is worth a serious look.

Mesa Verde

Mesa Verde sits outside the Eastside and Westside conversation entirely. It is quieter, with larger lots and bigger homes. Some sit on the golf course and some overlook Fairview Park, which runs to two hundred and eight acres with the Talbert Nature Preserve beside it. Many of the streets carry less through traffic.

It appeals to people who want a quieter neighborhood and still want to be in Costa Mesa.

Costa Mesa Housing and What Your Money Is Doing

Costa Mesa is not cheap. People hear it costs less than Newport Beach and translate that into affordable. It is less expensive. That is a different word.

The housing stock is mixed. A street can hold a remodel, an original, and a rebuild. Lot sizes and layouts vary far more than they do in a master-planned city, so two homes with the same square footage can be completely different to live in.

Prices move, and they move differently in each of the three areas, so I am not going to print a number on a page that will sit here for years. What holds is the order: the Eastside carries a premium that climbs as you approach the Newport Beach line, Mesa Verde carries its own premium for lot size and location, and the Westside and the central neighborhoods can give you more room for the money.

What I would rather you understand is the whole number. The purchase price is one line. Your property tax basis and what your life costs once you are here are the rest of it, and those are worth working out before you commit rather than after.

Schools in Costa Mesa

Costa Mesa is part of Newport-Mesa Unified School District. The high schools inside the city are Costa Mesa High School and Estancia High School. Costa Mesa Middle School shares its site with the high school, and TeWinkle Middle School is the other middle school.

I am sometimes asked about Newport Harbor High School, which is in Newport Beach. Parts of Costa Mesa feed to it, which is why Costa Mesa buyers ask. Attendance boundaries are set by the district, they change, and they do not always follow city lines in the way people might assume.

So I will name the schools. I will not tell you which one a particular address attends.

Newport-Mesa Unified publishes a school locator. Check the specific property there before you write an offer rather than after. It takes five minutes and it has changed people's minds about a house.

How I Work With Buyers and Sellers in Costa Mesa

I am a real estate broker and a practicing attorney, and I am fourth generation in Southern California real estate and third generation in coastal Orange County. What that combination changes is not the marketing. It is what I notice in a contract, a disclosure, a trust, or a settlement, and how early I notice it.

The first question I ask is not about the house. It is what you are trying to accomplish. For a seller that usually means equity, timing, where you are going next, and what you keep after the sale rather than the number at the top of the listing. For a buyer it means working out the life you are trying to build before we work out which house fits it.

Knowledge does not create stress. Surprise does. Much of what goes wrong in a transaction was visible earlier, to somebody who knew where to look.

In my brokerage role I handle the real estate strategy and much of the negotiation. My transaction coordinator handles the documents and the deadlines. I am not acting as your attorney, and questions that belong to a lawyer, a CPA, a lender or a financial advisor go to them. I am comfortable telling you when a question is not mine to answer.

Does Costa Mesa Fit Your Life?

Costa Mesa works for people who understand that lifestyle and address are not the same thing. It is not a consolation prize for people who could not afford Newport Beach. It is a deliberate choice. The people who choose it deliberately tend to stay. I have watched people move here thinking it was temporary, build a community, learn the neighborhoods, and quietly stop talking about leaving.

The question is not whether Costa Mesa is good. It is whether Costa Mesa fits your life.

Here is the advice I give every buyer, and it is free whether or not you ever call me. You cannot choose between these neighborhoods from a page on the internet, including this one. Spend an ordinary weekday in each. Not a Saturday. A Tuesday. Run an errand, get the coffee, sit in the traffic. One of them will start to feel like your life, and that feeling is data. Trust it.

Frequently Asked Questions

What is the difference between the Eastside and the Westside of Costa Mesa?

The Eastside borders Newport Beach and carries a premium that climbs as you get closer to that line. It is more walkable, and the Seventeenth Street corridor has become a destination for dining and shopping. The Westside costs noticeably less, is more eclectic, has industrial areas and surf and skate culture, and has one advantage almost nobody mentions: you can get on the Santa Ana River Trail and ride to the sand at Huntington State Beach.

Is Costa Mesa a cheaper alternative to Newport Beach?

It is less expensive. That is not the same as affordable, and arriving as though you settled is the wrong way to arrive. Costa Mesa is a deliberate choice for people who understand that lifestyle and address are not always the same thing. There are streets where one side is Costa Mesa and the other is Newport Beach, and proximity is not the same as similarity.

Which schools serve Costa Mesa?

Costa Mesa is part of Newport-Mesa Unified School District. Costa Mesa High School and Estancia High School are the high schools in the city, Costa Mesa Middle School shares its site with the high school, and TeWinkle Middle School is the other middle school. Parts of Costa Mesa feed to Newport Harbor High School in Newport Beach. Attendance boundaries change and do not follow city lines the way people expect, so confirm the assignment for a specific address with the district before you write an offer.

What is Mesa Verde like compared to the rest of Costa Mesa?

Mesa Verde sits outside the Eastside and Westside conversation. It is quieter, with larger lots and bigger homes, some on the golf course and some overlooking Fairview Park and the Talbert Nature Preserve beside it. Many streets carry less through traffic. It suits people who want a quieter neighborhood without leaving Costa Mesa.

How do I decide which part of Costa Mesa is right for me?

Spend an ordinary weekday in each one. Not a Saturday. A Tuesday. Run an errand, get the coffee, sit in the traffic. One of them will start to feel like your life. That feeling is real information and it is worth more than any comparison you read online.
